The beach attracts many people. There’s a saying “life’s a beach”, an expression which connotes that life is good. After all, who does not like a beach? The beach makes you relaxed, feel warm, have fun in the water, and enjoy life.

Well, if you like the beach, now is the time to own a beachfront property in Negros Occidental, located in Himamaylan City.

PROPERTY DESCRIPTION AND LOCATION

This wonderful 2.1279 hectares (21,379 Square Meters) property is located in Barangay Talaban, Himamaylan City. It is traversed by a concreted Talaban-Aguisan Provincial Road, with a frontage of 131 meters along the road.

The beachfront is facing Guimaras Strait, and an area at the back facing Aguisan River which you can develop into fishponds.

You can further utilize the property for a more comprehensive beach resort land development and also a fishpond at the same time.

As mentioned, the property is located in Himamaylan City, 82.9 kilometers from Bacolod City, and about an hour and a half drive south of Bacolod.

STRENGHTS OF THE PROPERTY

While there in the property, you can appreciate what the famous author Anne Morrow Lindberg wrote: “The sea does not reward those who are too anxious, too greedy, or too impatient. One should lie empty, open, choiceless as a beach- waiting for a gift from the sea.”

Indeed, the property is ideal for anybody who wishes to be away from city life and enjoys the peace and tranquility of living by the sea.

There is a 40 Sq. M. beach house on the property for accommodating family and friends for overnight stays, with electrical and plumbing facilities, and with a shower room and kitchen.

VERY ACCESSIBLE LOCATION

Being located in Himamaylan City, Negros Occidental, the beachfront property for sale is accessible to and from the Himamaylan Public Market, where basic commercial and marketing needs are available. Public transportation is also present, and community centers like churches, hospitals/clinics, post office, and public and private schools are accessible from the property.

In addition, electric power, water supply, and telecommunication facilities are available at the site.

HOW MUCH IS THE PRICE OF THE BEACHFRONT?

This nice beachfront property, consisting of 2.12 hectares, can be yours for only P 3,900,000. (P 3.9 Million). For details, visit E. Gatanela Realty Co., a SEC-registered realty firm with PRC-licensed real estate brokers and appraiser at 2nd Floor, LD Centre, 7th-Lacson Streets, Bacolod City, above Chowking-Lacson, in front of Capitol lagoon.
Indeed, life is a beach!

What are your New Year’s resolutions for this year 2013?

G.K. Chesterton once said that the object of a New Year is not that we should have a new year. It is that we should have a new soul and a new nose; new feet, a new backbone, new ears, and new eyes. Unless a man starts afresh about things, he will certainly do nothing effective.

I recall this witty remark of Chesterton when I read the Urban Monk diaries. I found the wisdom from the diaries worth sharing, as it offers new perspectives of looking at things in the new year.

So, here’s the new year’s resolutions from the Urban Monk diaries, termed as the New Year’s resolutions for perfectly OK people in 2013:

1). Throw away all the self-help books. Just observe what you always do in order to be happy. Stop doing it. Just be happy.

2). Don’t look for choices when you know the answer. If you don’t know the correct answer, having choices won’t help you anyway.

3). Don’t bother with the treadmill. The earth is falling through space 2.5 million km. everyday at 30 km./sec. That’s enough exercise for all of us.

4). Seek love, not porn. Its natural and you don’t have to master 182 categories.

5). Don’t waste energy hating people. If the Sun finds them good enough to shine on every day, that‘s good enough for you.

6). Slow down. The scenery doesn’t become any better just because you are rushing.

7). Don’t strain your memory. See everything and everyone as new every day. That way, you’ll never be surprised with anything that happens

8). Reduce wear and tear on your brain cells. See things as they are, not as you wish they are or think they are.

9). There’s no need to chase money. 1 trillion dollars circulate the world every day. Just stand in its flow and you’ll get wet. Don’t try to drink the whole river; don’t stay outside the river and curse it.

10). Don’t waste time planning a perfect holiday. What you will achieve at best is a perfectly executed plan, not a perfect holiday.

What about you? What are your new year’s resolutions for this year 2013?

New Year resolutions are not by force but they help us forge on better, help us avoid the mistakes which tried to hold us back in the past.

So, make resolutions that you can actually follow until the end of the year.

“I am planning to start a small business. But I am afraid my business can’t compete with big businesses which are my competitors. Should I proceed? What do you advise me to make my business survive?”

This is part of the e-mail I received my Carla M. a would-be entrepreneur from Johor, Malaysia.

Actually, in the world of big business, a small business can always survive and grow and become profitable. It depends on many factors, one of which is finding and having a market niche.

According to John Jantsch, author of Duct Tape Marketing, small business has seven advantages which business owners can exploit. Below are the advantages, as outlined by John Jantsch:

1). Narrow Focus – In order to survive, most small businesses must adopt a narrow market focus. In doing so, they can develop a premium reputation for serving a narrow market. When you develop a reputation for helping people with a specific need or particular demographic makeup, people who fit that need or group prefer to do business with you and expect to pay more for the privilege.

2). Experiential Depth – Many small businesses are able to deliver a vast amount of expert level experience to any size client. Think about that one for a bit. Who do you suppose might serve a client better – a 25-year veteran in the industry or a couple twenty something whiz kids from a big consulting firm?

3). Personal View – Small businesses grow by changing with the needs of ideal customers. Often, this evolution comes by creating products and services that address highly personalized requests. By collaborating with customers, SME’s can gain critical real world experiences that oftentimes turn into substantial opportunities even if by accident.

4). Agile Mindset – Small businesses can get new data from a market, or even a client or two, and dramatically change their business model to align with a new opportunity. This flexibility is the prime driver of innovation. Think about recent industry disruptions – almost all came from small businesses that exploited a big businesses’ inability or unwillingness to address an industry need. Method, Zipcar and Evernote come to mind.

5). Partner Muscle – Smart small businesses often create networks of strategic partners able to meet the needs of their clients with the best and brightest every time. When a large organization brings its comprehensive solution to the table they often make compromises at every turn leaning on internal resources rather than simply sourcing the best answer. A small business can assemble experiential depth in every aspect through smart partnering.

6). Technology Lever – The proper use of technology allows small businesses to put up big shop follow-up, service, measurement, accounting and prospecting without the overhead normally associated with departmental infrastructure. Technology has done more to enhance the natural advantages of small business than any other factor, but technology changes quickly and can actually cripple organizations dependent upon internal platforms. SME’s naturally look to outsource and leverage technology advances as a way to stay lightweight and outpace much larger organizations.

7). Leading Purpose – Small business is personal. Markets are hungry for businesses that allow them to connect to something beyond the products and services. Small businesses can deliver a story that has meaning. Can lead with purpose and intentionally attract both staff and customers drawn to an internal sense of purpose without the need to heed investors bent only on profit.

According to Jantsch, while this piece might come off to a small business owner or entrepreneur as simple validation of what they’ve already come to understand, it is meant equally to inform the very large business on how they must begin to think and act in today’s changing market.

In short, a small business can still survive, grow and make a profit in today’s world dominated by big businesses. It all depends on the business owner how to manage the business, find a niche, and serve the customers and clients well. After all, big things come from small beginnings.

Many people now are looking for positive thoughts and quotes to inspire them, to lighten their load, to give them encouragement day by day.

And browsing through the web, I found these ten beautiful sayings, like the ten commandments, to follow in our everyday living. I tried searching who the author of these quotes to give credit, but it appears that the sayings are part of the public domain.

Here’s the so-called ten commandments for everyday living.

1). Prayer is not a “spare wheel” that you will pull out when in trouble, but it is a “steering wheel” that directs the right path throughout the journey.

2). So why is a car’s windshield so large and the rear view mirror so small? Because our past is not as important as our future. So, look ahead and move on.

3). Friendship is like a book. It takes a few minutes to burn, but it takes years to write.

4). All things in life are temporary. If going well, enjoy it, they will not last forever. If going wrong, don’t worry, they can’t last long either.

5). Old friends are gold. New friends are diamonds. If you get a diamond, don’t forget the gold. Because to hold a diamond, you always need a base of gold.

6). Often when we lose hope and think this is the end, God smiles from above and says, “Relax, dear heart, it’s just a bend, not the end.”

7). When God solves your problems, you have faith in his abilities; when God doesn’t solve your problems, he has faith in your abilities.

8). A blind person asked St. Anthony: “Can there be anything worse than losing eye sight?”. He replied: “Yes, losing your vision!”

9). When you pray for others, God listens to you and blesses them, and sometimes, when you are safe and happy, remember that someone has prayed for you.

10). Worrying does not take away tomorrow’s troubles, it takes away today’s peace.

Beautiful sayings, or commandments, isn’t it? If you enjoy this, please share it to others, to give them positive lift or brighten up their day. After all, life is sharing – that is, giving and receiving.

Caring for the environment is everybody’s business, because each of us are on the same place, breathe the same air, walk on the same earth. And being responsible for the environment to promote sustainable tourism is good business, especially in Bacolod City and Negros Occidental.

It is for this reason that the Society for Sustainable Tourism & Development, Inc. (STTDI) will hold the “Negros Occidental Environment & Sustainable Tourism Forum” this coming November 22 – 23, 2012 at L’Fisher Hotel in Bacolod City.

The objective of the Forum is to bring together stakeholders — people who are concerned about the environment – you and I, we and all of us. This is to enhance our knowledge on environmental responsibilities, best green experiences and Sustainable Tourism principles & practices.

This activity is important as it aims to produce a comprehensive environmental conservation, Social Responsibility and Sustainable Tourism Initiatives for Negros Occidental and the West Visayas.

Since the environment is too important to leave to anybody, it is necessary for each of us to be concerned and do our share, so that we can still have a healthy environment to leave to our children and their children’s children.

But we must start now. That is why it would be worth our while to come, attend, and participate in this momentous activity, knowing that environmental protection and conservation begin with each person.

The registration fee for the 2-day Forum is only P 2,000.00, which already includes meals and snacks for the 2-day affair.

Let us do our part, and support the greening initiatives for the Conservation, Social Responsibility and Sustainable Tourism for Negros & West Visayas which affect us all.

That we all make mistakes is a fact of life. To err is human, to prepare for it and minimize its consequences is common sense, as the saying goes.

The question is: What can we do to profit from our mistakes?

Mistakes, if the results are not disastrous, can lead to some good, like teaching us some lessons or provide us with the experience to be wiser.

Here’s the tips on how to deal with mistakes once it is made:

1). If you make a mistake, use it as a stepping stone to a new idea you might not have otherwise discovered.

2). Strengthen your mistakes muscle. Everyone has one, but you have to exercise it or else it will atrophy. So, make it a point to take at least one risk everyday. It is better to risk and fail than never to have risk at all.

3). Remember the two benefits of mistakes. First, if you do make a mistake and fail, you learn what doesn’t work. Second, the failure gives you an opportunity to try a new approach, a new beginning with a fresh perspective.

There was a story about Herbert H. Dow, founder of the giant the Dow Chemical Company. He was interviewing a job applicant who repeatedly stressed that he had never made a mistake.

Dow finally interrupted the job applicant recitation, saying: “We have three thousand people working here, and on the average, they make three thousand mistakes each and every day. I couldn’t insult them by hiring somebody perfect.”

In short, if you have never made a mistake then it means you have never tried something new. The secret is how to profit from your mistakes by using the experience and lessons learned to begin anew.

As the great inventor and industrialist Thomas Alva Edison once said: “Many of life’s failures are people who did not realize how close they were to success when they gave up.”

Negros Occidental, the sugarlandia of the Philippines, has a lot to offer to visitors and tourists aside from sugar.

In fact, Negros Occidental has many great destinations and attractions which many other provinces in the Philippines do not have.

Most of all, the province’s best asset – the Negrenses themselves, are gentle, friendly, warm and fun loving people.

In short, Negros Occidental has more, beyond sugar.

For example, Sipalay City has long stretch of white sand beaches and good diving sites.

Mambukal MountainResort in Murcia has sulfur therapeutic baths, cool climate, 7 waterfalls, fine aircon cottages, and other sights.

Silay City boasts of 25 heritage houses and heritage museums, not to mention the Negros Museum in Bacolod City, at the back of the imposing Negros Occidental Provincial Capitol Building, which was built from 1924-35, following the Beaux Art style favored by the famous urban planner Daniel Burnham.

For the food lovers, Bacolod City, the provincial capital, has a lot of excellent restaurants serving various and different menus and specialties, from the known chicken inasal to backribs, from piaya delicacy to cakes and pastries.

However, for all its unique attractions and culture, many visitors, both coming from other parts of the country and the world, observed that Negros Occidental has not been well promoted on the world wide web, or in the internet, which offers borderless market and with global reach in terms of population.

In other words, Negros Occidental does not have a formidable web presence. This means, promotion by the Negrense stakeholders for the province is not so well organized, or not sustained, or has no strategic focus.

Hence, the lack of web presence, resulting to a lack of visitors coming to the province compared to other provinces in the country with lesser attractions.

Having a web presence means that Negros Occidental and its attractions, its unique culture and distinctive competence vis-à-vis other provinces are findable on the web, that the articles and websites’ content promoting the province engage their intended audience and target market and builds province’s brand and enhances its image and reputation.

Fortunately, there are now some stakeholders and even bloggers who are doing the promotion for Negros Occidental on their own, voluntarily, for the love of promotion and blogging.

One of the bloggers who does the promotion to establish Negros Occidental’s web presence is Glady Tomulto Reyes through her popular blog, ExperienceNegros.com, at www.experiencenegros.com.

Glady, a Bacolod-based licensed chemical engineer and a Master in Management degree holder from the University of the Philippines, considers herself a Negrense by choice, because she is from Oton, Iloilo province.

Through her ExperienceNegros.com blog, Glady has helped make Negros Occidental presence felt on the world wide web, as she shares the different facets of life living in Negros Occidental as well as her experiences and adventures in exploring the various attractions, people, food, and places in the province.

The contribution of ExperienceNegros.com blog to helping establish the province’s web presence can perhaps be summed up by one of its many readers – lawyer Andrea Lizares Si, who said:

“Probably the best website for articles on Negros Island, it’s history, places of interest, festivals, food, etc. The website provides a wealth of information that includes addresses, directions, contact numbers of hotels and resorts, dates of festivals, recommended activities in different cities and towns, entrance fees.”

Isn’t it about time to experience Negros through the ExperienceNegros.com, and then explore Negros Occidental?
